For Sale by Owner (FSBO) listings can be tricky at best. Learn how to go about this if you feel this is the best way for you to get your property sold. Many people try, and some succeed, at selling their own houses. If nothing else, after you’ve tried a FSBO, you’ll appreciate what realtors do to earn their money.
The most important thing to do when selling a property is to price it correctly. Realtors can do a Comparative Market Analysis (CMA) and will therefore have a pretty good idea of what your property should be listed at. If you’re doing it yourself, drive around and look at LOTS of houses. For your house to sell, it will need to be perceived by the market as being a better value than the other houses in your price range and area. Price it too high, and it will sit on the market. If it sits, it will get stale, and your chances of selling diminish.
Clean up your house and remove clutter. Shampoo the carpets to help eliminate odors. Think “curb-appeal” when you’re sprucing up the landscaping. And, clean some more. Think “sparkle and shine”.
Put up signs advertising your place for sale.
Make up fliers to put in a flier-box outside your house. Make it easy for customers to reach you and to view your property.
Run an occasional ad
…in The Register Guard. Not everyone is on the Internet, and non-tech savvy people still buy houses.
Consider having an open house or two.
Typically open houses generate more customer leads than sales, however this is a tool in your arsenal that won’t hurt.
Advertise on the Internet.

Advertise on RMLS and Realtor.com.
The way to do this is through a flat or discount listing.
Realtor.com is said to be the most popular realty site and to have the world’s largest database of homes for sale. While everyone can search it, only realtors get to post there.
RMLS is our local Multiple Listing Service. It actually goes border to border in Oregon, extending way beyond Eugene/Springfield and Lane County. Like Realtor.com everyone can search it, but only realtors are allowed to post.
